TMD will acquire undervalued properties and land, and add value through development, restructuring, management and subsequently sale or lease. The decision to sell or lease any property will be commercially driven and influenced solely by the financial gains that will accrue from the transaction. Consequently, the Company will diligently appraise all projects, negotiate favourable terms of participation and oversee the execution of such projects.
Income will be derived primarily from a combination of rents, property leases, capital gains on sale of properties and interest earned on fixed income investment of the Company’s cash liquidity.
The capital raised will be used to fund additional real estate projects and assets that generate strong cash flows, provide viable exit strategies and have the ability to provide a minimum return 40% IRR.
Typically, the Company will participate or initiate development projects on a ‘build to sell’, ‘build to rent’ or ‘build to operate’ model with a holding period of 2 to 5 years. The Company will typically take a majority stake in projects.
